As the market slowly improves, most agents are expecting a buyer’s market for some time. In times like these, it’s easy to forget listings—who wants them if they’re going to sit around longer, right? But listings still matter and—as you know—they can help you in a number of ways:

Build your brand. You’ve got that sign in their front yard—and the faster that home gets a sold sign, the more your skills will be sought after by other sellers and buyers. And don’t forget that many sellers are going to buy as well.

Take advantage of opportunity. If you are a new agent, you probably can’t afford to pick and choose clients (but remember to make sure the homeowner doesn’t have unrealistic expectations of the sale—and you). And if you’re experienced, you know that success can be achieved during times like these.

Really know the market. There’s no better way to know the going prices for homes in the neighborhood than when you have “skin in the game.”

Be ready for what’s next. It may be difficult to believe, but this buyer’s market won’t last forever. If you’re listing homes now, you’ll have more former clients thinking of you as “the agent who did such a great job even when the market was challenging.” When the seller’s market comes, you’ll be the one getting the referrals—and the reputation as the best of the best.
